What is Account Servicing?

When property is sold and the seller provides the buyer with financing, this loan should be "serviced" by an experienced professional. To avoid the added expense of hiring attorneys and accountants, many people turn to Chicago Title Insurance Company's Account Servicing Department, one of the many services we provide.

Ask your Escrow Officer

When buying or selling property, ask your Escrow Officer about having your loan serviced by Chicago Title's Account Servicing Department. During the processing of your escrow, your Escrow Officer can prepare the necessary documentation required to service your loan. When opening your escrow, remember Chicago Title Account Servicing.

What documents create a loan?

An obligation can be created between the buyer and seller by using either a Note & Deed of Trust or an Agreement for Sale. A Note reflects the terms of the loan as agreed upon by both parties and is secured by recording a Deed of Trust against the property after the seller has conveyed title. An Agreement for Sale states the terms of the loan; however, the Seller would retain fee title in the property until the buyer has performed.

Setting up an Account

When an account is established at Chicago Title, the loan documents are checked for content and accuracy. Once the documents pass inspection, the account is set up on our computer system. The buyer is then sent payment coupons stating the due date and payment amount. Return address labels are provided for the buyer's convenience.
